  • 1. How do I get to the beach?

    The easiest way is to use the second floor exit to the pool deck and to the beach. From the ground floor, exit the parking lot through the gate at the southeast corner of the parking lot (under the pool deck.)

  • 2. Something in my unit doesn't work. How can I get it fixed?

    Please contact the real estate rental company or the owner from whom you rented the unit.

  • 3. I have two cars. Where can I park the second car?

    You can conveniently park on 94th street. Each unit at 9400 comes with one parking spot.

  • 4. My keys don't work, or I have only one set of keys. Where can I get additional keys?

    The real estate rental company or owner through which you rented your unit can provide extra keys.

  • 5. Why can't I park trailers, large trucks, large vehicles and large campers occupying more than one parking space on the parking lot?

    9400 Rules and Regulations as passed by the Board of Directors prohibit such vehicles on the parking lot.

  • 6. Why do I have to pay for parking? I thought it came with the unit. No one told me I had to pay extra.

    Parking is part of the building amenities fee. Rental company brochures clearly state that a building amenities fee is required.

  • 7. Where is a good seafood restaurant?

    There are too many good seafood restaurants in Ocean City to name just one. However, we do encourage you to try the restaurants near the building!

  • 8. Where can I do laundry?

    There are coin operated washers and dryers, change machines, soap dispensers and bleach dispensers on the ground floor. We also have one commercial size washer and dryer in the rear laundry room.

  • 9. I've locked myself out, what can I do?

    Management shall be furnished a key to all door locks for emergency purposes. A $25.00 lock out fee will be charged to anyone who must be admitted to the unit by the Management. The fee after 10:00 P.M. is $50.00.

The following Rules and Regulations are in addition to other use restrictions as set forth throughout the Declaration and Bylaws of this Condominium Association. These Rules and Regulations shall apply equally to all owners, their family, guests, invitees, lessees and tenants. A notice of violation shall be issued with a fine to Unit Owners that fail to comply with these Rules and Regulations. In addition costs, interest, legal fees and costs expended to collect aforementioned may also be levied.

  • 1. Condo Units

    Occupancy of units shall be limited to the number of sleeping spaces provided by the Owner of each unit and not to exceed six (6) for one bedroom units and eight (8) for two bedroom units.

    Management shall be furnished a key to all door locks for emergency purposes. A $25.00 lock out fee will be charged to anyone who must be admitted to the unit by the Management. The fee after 10:00 P.M. is $50.00.

    Thermostats in the condo units shall be set at the minimum setting in the winter to prevent damage from freezing temperatures.

    The main water shut off valve and hot water heater shall be turned off when unit is not occupied.  It is recommended that ice cube makers be shut off when the water is turned off to avoid burnout.

    Residents shall exercise care about making noise and in using musical instruments, radios, televisions and amplifiers so as not to disturb other residents.

  • 2. Balconies

    Clothing, towels, flag poles, and other similar items shall not be hung on exterior railings or on any other exterior part of the building. However Maryland law allows an owner or tenant to display “one portable, removable flag of the United States in a respectful manner … subject to reasonable rules and regulations.”

    No one shall allow anything whatsoever to be thrown or fall from the balconies. This includes tobacco products.

    No one shall sweep or pour anything whatsoever from the balconies.

    There shall be no flying of flags or banners on the balconies or balcony railings.

    Balcony doors should be closed/locked when unit is not in use to prevent water damage.

    No permanently installed carpets are allowed.

    Security fence color shall be like railing color.

    Ocean City does not allow cooking or fires of any type on condominium balconies or in common areas.

  • 3. Trash

    Do not use trash chutes after 10:00 P.M. or before 8:00 A.M.

    All garbage/trash should be fully secured in plastic bags prior to placing in the trash chute or dumpster.

    Items too large or heavy for the chute must be placed on the floor in the Trash Room.

    Owners are responsible for contacting the Town of Ocean City for pickup of large items such as furniture, appliances, etc.

  • 4. Utilization of Contractors

    Unit owners are responsible for all contractors doing work in their unit.

    All common areas and exterior portions of the unit owners’ properties must be kept clean at all times (not one cleaning at the end of the project). This includes maintaining the cleanliness of hallways, stairwells, and exterior areas.

    Contractors are not to use the trash compactor for construction debris.

  • 5. Pool and Pool Deck

    Pool attendant (if onsite) has authority to enforce all rules.

    Pool and Pool Deck are open for use during the hours of 9 A.M. to 10 P.M.

    Swimming is done at your own risk.

    No diving is permitted.

    Each person is required to have a Pool Tag to use the pool and/or deck.

    All bathers must shower before entering the pool.

    Children under 15 must be accompanied by an adult while in the pool.

    Bathers having infectious diseases, excessive sunburn, open sores, bandages, etc. shall be denied access to the pool.

    No rafts or inflatable toys are permitted in the pool.

    Proper swimming attire shall be worn by all swimmers. Babies shall wear swim diapers. Cut-offs are not permitted.

    No running, pushing, wrestling, ball playing or boisterous conduct.

    No bottles, glass or breakable items are allowed on the pool deck.

    No reserving tables or lounge chairs.

  • 6. Common Areas

    Skate boards, heelies, skates, scooters and rollerblades are not permitted to be used anywhere on The 9400 Condominium property.

    No wet or dripping attire is allowed in common areas (lobby, hallways, elevators, etc.)

    Cover-ups and shoes must be worn in the common areas.

    Smoking is not allowed in the common areas inside the 9400 building.

  • 7. Parking

    Large trucks, campers RVs, or any other vehicle occupying more than one regular parking space shall not be kept upon the Common Elements.

    All vehicles parked on the Common Elements must be licensed.

    All Parking Regulations shall be in effect from Springest weekend through Sunfest weekend.

    Each unit shall have one assigned spot.

    All vehicle licenses shall be registered in the Management Office.

    FREE PARKING shall be for owners/spouses, their children, their parents, their grandchildren, their brothers/sisters, and their nephews/nieces. Free parking is also for an owner using another owner's space (with permission). In the latter case, the owners involved are encouraged to notify the 9400 office in order to avoid misunderstandings.

    An amenities fee established by the Board of Directors from time to time per stay shall be paid by all non-free parkers.*

    Parking passes shall be displayed on the car’s dashboard.

    * Violators shall be towed at their expense according to the rules established by Ocean CIty.

  • 8. Pets

    Only owners are allowed to have pets on the 9400 premises. This does NOT include renters, friends, parents, children, or other relatives of owners, etc.

    All owners’ pets must be on a leash at all times when outside the owner’s unit.

    All owners’ pets must have and clearly wear a 9400 Pet Tag.

    Owners' pets are not allowed in the pool or on the pool deck area.

    If an animal is or becomes obnoxious to others the owner shall correct the situation immediately.

    Pit bulls and cross-bred pit bulls are not allowed in or on the premises of the 9400 building.
